The subdivision, located at 2966 <br /> Labore Road, overlays 7.7 acres of land resulting in a development density of 2.03 <br /> dwelling units per acre. The southern, triangular-shaped area of the plat (located south <br /> of Woodland Drive) is located in the City of Maplewood. <br /> The site is zoned R-1, Single Family Residential which lists single family dwellings as a <br /> permitted use. <br /> The preliminary plat was approved by the City Council over the winter, subject to the <br /> fulfillment of various conditions. <br /> ANALYSIS <br /> Streets. The proposed street layout is consistent with that illustrated on the approved <br /> preliminary plat. <br /> Access to the site is proposed via a Cherry Hill Lane which extends south from Labore <br /> Road. Cherry Hill Lane intersects with Woodland Drive, which runs east and west from <br /> the intersection. Both street rights-of-way measure 50 feet in width, consistent with <br /> applicable requirements of the Subdivision Ordinance. <br /> Woodland Drive is proposed to extend both eastward and westward at some future <br /> point. As a condition of final plat approval, temporary cul-de-sacs should be provided at <br /> the terminus of each roadway extension. Street-related issues should be subject to <br /> <br />
