Fair reported that <br /> one will have a temporary cul-de-sac and the other a temporary fire-T. <br /> The Commission discussed the impact of retaining the pond on the back of <br /> the southeast lots. Fair reported that with the pond, the usable backyard <br /> area is about 25 feet. If the pond is moved, the usable backyard is about <br /> 50 feet. Under either scenario, the Final Plat would meet City Code <br /> requirements. <br /> Duray commented on the extensive amount of tree preservation that is <br /> already occurring with this development, and questioned why Maplewood <br /> is asking for more. Fair reported that prior to purchasing the property, <br /> Landmark Development met with the neighborhood and identified issues <br /> of concern. One was for tree preservation, which Fair indicated that <br /> Landmark Development agreed with noting their philosophy that existing <br /> trees add value. <br /> Duray felt that the development proposal was a good one and one that will <br /> work well in the surrounding area. He appreciated Landmark <br /> Development's willingness to work with the neighborhood. <br /> Barraclough pointed out that this is the second development that Hanson <br /> Builders is undertaking in Little Canada. Fair pointed out that they were <br /> not the developers of Gervais Hills, but were the builder. Fair indicated <br /> that had they developed the site, they would not have clear cut the <br /> property. The quality of homes in Gervais Hills is what is proposed for <br /> the Gervais Woods development. <br /> Knudsen stated that the configuration of the Gervais Woods development <br /> is what the City was looking for, and appreciated the balance of the quality <br /> of home with the site. <br /> Duray recommended approval of the Final Plat for Gervais Woods <br /> consisting of an eleven-lot single-family development as proposed by <br /> Landmark Development, allowing for the Final Plat to be based on either <br /> the Preliminary Plat or the revised Final Plat that includes land swap with <br /> Ramsey County within the City of Maplewood, subject to compliance <br /> with all requirements of the City Planner, City Engineer, and Parks & <br /> Recreation Commission. <br /> Motion seconded by Barraclough. <br /> Motion carried 5 - 0. <br /> -3- <br /> <br />
