The applicant is proposing to tear down an existing 1,200 square <br /> foot detached garage to accommodate construction of the new garage. A CUP is <br /> required in order to allow for the construction of a garage in excess of 1,000 square <br /> feet. <br /> ANALYSIS <br /> Zoning. The subject site is zoned R-1, Single Family Residential and is located within <br /> the Shoreland District of Gervais Lake. Private garages are a permitted accessory use <br /> provided they are used to store domestic supplies and non-commercial equipment. <br /> Approval of a CUP is required in order to permit construction of garage space in excess <br /> of 1,000 square feet. In no case can the amount of garage space exceed 1,500 square <br /> feet. <br /> Lot Requirements. The required lot area for lots within the R-1 District is 10,000 <br /> square feet. Single Family lots located in the Shoreland District of Gervais Lake are <br /> required to have a minimum of 15,000 square feet in area. The subject site contains <br /> approximately 1.5 acres and, as such, is consistent with lot area requirements. <br /> Required setbacks are 30 feet from the front property line, 5 feet from the side property <br /> lines and 50 feet from the OHWM of Gervais Lake.
