The applicant is proposing to tear down an existing 1,200 square <br /> <br /> foot detached garage and replace it with a new 1,500 square foot garage. The existing <br /> garage is located within the front yard, approximately 12 feet north of the existing home. <br /> The applicant is proposing to construct the new garage in the front yard, orienting it <br /> slightly to the north and west and attaching it to the existing house via a 12-foot covered <br /> passageway. Attaching the garage to the existing house in this way will allow it to be <br /> considered part of the principal building as opposed to a detached building. <br /> The new garage is proposed to be 30 feet by 50 feet (1,500 square feet) and is <br /> proposed to have three overhead garage doors along the front (east) fagade and one <br /> overhead garage door along the side (north) facade. The garage will be two stories, <br /> however, the second story will be used solely for storage and will not contain plumbing <br /> or other features that would make it a livable space. <br /> At a future, date the property owner is proposing to tear down the existing home and <br /> replace it with a new home. At that time, the proposed new garage will be attached to <br /> the house without the use of a covered passageway. <br /> The submitted site plan indicates the location of a proposed new detached accessory <br /> building (presumably to be constructed at a later date). It is important to note, that upon <br /> approval of a CUP fora 1,500 square foot garage, the subject site will not be entitled to <br /> additional accessory buildings as outlined in Section 903.020. D.4 and 903.020. D.5 of <br /> the Zoning Ordinance. <br /> Height. Buildings in the R-1 District are required to be no taller than 30 feet. The <br /> applicant has submitted building elevations showing the proposed height of the garage <br /> as 16 feet not including the pitched roof. As a condition of approval, the proposed new <br /> garage shall be no taller than 30 feet in height. The proposed new garage will not <br /> match the roofline of the existing home as it has a flat roof, however, the applicant is <br /> proposing to tear down and rebuild the home at a future time. <br /> It is also important to note that the garage will need to remain an attached structure, <br /> therefore part of the principal building, since the maximum height for detached garages <br /> is 15 feet. Only by attaching it can the garage exceed the 15 foot height maximum. <br /> Exterior Materials. The applicant has not indicated what type of exterior materials will <br /> be used for the new garage construction. The applicant should identify the exterior <br /> materials, demonstrating consistency with typical residential building materials. <br /> Impervious Surface.
