<br /> signs or Jackson Street signs are to be a part of the signage on the property, the <br /> <br /> applicant should provide details on those signs at this time. <br /> Section 903.110. E.5 of the Zoning Ordinance allows for signage equal to a <br /> maximum of 15 percent of the building silhouette for multi-tenant buildings. The <br /> aggregate area of the allowed signs may be distributed among the various building <br /> tenants. In the case of sites having multiple street frontages, the total sign area <br /> allowance may be applied to a single fagade. <br /> The subject building's north elevation silhouette measures approximately 2,200 <br /> square feet in area while the east elevation measures approximately 1,500 square <br /> feet in area. Thus, applicant is allowed to have a maximum of 555 square feet of <br /> signage. The applicant is requesting 400 square feet of wall signage (solely upon <br /> the north facade) which complies with the maximum area allowance. <br /> To avoid the processing of a future conditional use permit amendment, the applicant <br /> may wish to consider designating the remainder of the sign area allowance (155 <br /> square feet) as a future wall sign along Jackson Street. <br /> The application does not detail the type of sign construction. It is noted that the <br /> City's Architectural Guidelines promote signs that use individual letters, or sign <br /> design that relies on lighter colored lettering and graphics on a dark background. <br /> The applicant should verify consistency with this design. <br /> Conclusion /Recommendation <br /> Based on the preceding review, our office recommends approval of a <br /> CUP/Comprehensive Sign Plan for 80 East Little Canada Road subject to the <br /> following conditions: <br /> 1. Signs shall be erected in accordance with the approved comprehensive sign <br /> plan. <br /> 2. To avoid the processing of a conditional use permit amendment, the applicant <br /> is encouraged to consider all potential signage for the property under the <br /> current permit, if practical. <br /> 3. All signs shall be subject to a sign permit as provided for in the Zoning <br /> Ordinance. <br /> 4.
