The site is currently <br /> zoned B-3, General Business District. The subject site currently contains a two <br /> buildings, an outdoor sales and display area and parking areas for company vehicles <br /> and employees and customers. The applicant has previously been granted approval of <br /> a PUD-CUP to allow an outdoor sales and display area to the west of their building. <br /> Currently, outdoor storage issues have become an enforcement issue. <br /> The applicant has previously indicated that they expect to construct a new building on <br /> the property to contain storage materials, however this project continues to be a future <br /> consideration. As such, the applicant is seeking a modification of previous PUD <br /> approvals to include an area of outdoor storage on the property, a revised fencing and <br /> screening plan, and a modified outdoor display area, pending the future building <br /> construction. <br /> City staff believes it to be appropriate to rezone the property to Planned Unit <br /> Development (PUD) District in order to better manage and regulate the multiple uses <br /> and buildings contained on the site. The expectation is that any outdoor storage to be <br /> considered on the property would be a temporary allowance (if granted), and a PUD <br /> zoning would be control the short-term and long-term uses on the site. <br /> <br />
