LLC -Semi-trailer <br /> parking/storage CUP <br /> FILE NO: 758.09 - 10.09 <br /> BACKGROUND <br /> 3080 Centerville Road, LLC, has requested approval of a conditional use permit to allow <br /> the storage/parking of semi-trailers upon their property located south of Interstate 694 <br /> and east of Interstate 35E (3080 Centerville Road). The subject 2.7 acre property is <br /> zoned I-P, Industrial Park which lists semi-trailer storage/parking as a conditional use. <br /> According to the applicant, six to eight trailers are to be stored in the southeast corner of <br /> the property. The trailers are to be used for the temporary storage of merchandise and <br /> equipment for retail stores. Such trailers will periodically moved around within and in <br /> and out of the subject property. <br /> ANALYSIS <br /> I-P District Requirements <br /> Within I-P, Industrial Park zoning districts, semi-truck or trailer parking (as an accessory <br /> use) is allowed by conditional use subject to various conditions. The following is a <br /> reiteration of the conditions followed by a staff response: <br /> 1. Parking area including stalls, drive aisles, and maneuvering area, <br /> and in combination with storage area as defined in Section 918.040.A <br /> of this Ordinance, is equal to no more than seventy-five (75J percent <br /> of the gross floor area of the principal structure or twenty-five (25) <br /> percent of the lot area, whichever is less. <br /> 1 <br /> <br />
