Staff Response. The subject site measures 2.7 acres in area while the <br /> principal building measures 35,300 square feet in size. The proposed <br /> outdoor storage area overlays approximately 5,500 square feet of land or <br /> 4.6 percent of the lot area which is well within the maximum area limits <br /> established by the Ordinance. <br /> <br /> 2. The area is fenced and screened from view of neighboring residential <br /> uses and districts in compliance with Section 903.020.G of this <br /> Ordinance. <br /> Staff Response. The area in which the semi-trailers are to be stored is <br /> bordered by "industrial park" uses on all sides. Thus, the noted screening <br /> requirements (from neighboring residential uses) are not considered <br /> applicable. <br /> 3. Storage is screened from view of the public right-of-way in <br /> compliance with Section 903.020.G of this Ordinance. <br /> Staff Response. The configuration of the lot and building are such that the <br /> semi-trailer storage area will not be visible from Centerville Road. <br /> 4. Storage area surface is bituminous or concrete. <br /> Staff Response. The storage area is presently surfaced in asphalt. <br /> 5. All lighting shall be hooded and so directed that the light source <br /> shall not be visible from the public right-of-way or from neighboring <br /> residences and shall be in compliance with Section 903.030.1 of this <br /> Ordinance. <br /> Staff Response. It has not been indicated whether the outdoor storage <br /> area is to be illuminated. If the storage area is to be illuminated, this <br /> condition must be satisfied as a condition of CUP approval,. <br /> 6. Area does not take up parking as required for conformity to this <br /> Ordinance. <br /> Staff Response. The semi-trailer storage area will displace seven off- <br /> street parking stalls in the extreme southeast corner of the site. As a <br /> condition of CUP approval, the applicant should demonstrate compliance <br /> with applicable off-street parking supply requirements. For warehousing <br /> uses, the following off-street parking supply standard applies: <br /> That space which is solely used as office shall comply with the office <br /> use requirements and one (1) space per each one thousand (1,000) <br /> square feet of floor area, plus one (1) space for each employee on <br /> maximum shift and one (1) space for each company owned truck (if <br /> not stored inside principal building). <br /> 2 <br /> <br />
