1. The storage is utilized solely by those tenants of the principal <br /> building in an amount proportionate to each tenant's occupancy of <br /> said principal building. <br /> Staff Response. The trailers are to be utilized solely by a building tenant. <br /> 2. Outdoor storage areas must be kept in an orderly condition, <br /> permitting vehicular access to all materials or equipment. Lanes at <br /> least twenty (20) feet in width shall be required to meet this standard. <br /> No portion of the outdoor storage shall be more than fifty (50) feet <br /> from any access lane or other drive aisle, nor shall it block access to <br /> hydrants, fire sprinklers, or other fire-fighting equipment. <br /> Staff Response. An approximate 30 foot wide drive lane is proposed <br /> between the semi-trailer storage area and the principal building. It does <br /> not appear that the semi-trailers will block access to any fire hydrants. <br /> This should however, be confirmed by the Fire Marshal. <br /> 3. The property, including buildings and exterior site areas, shall <br /> comply with all applicable fire codes. <br /> Staff Response. As a condition of Cup approval and business license <br /> issuance, a determination should be made that all applicable fire codes <br /> are satisfied. This issue should be subject to further comment by the Fire <br /> Marshal. <br /> <br /> RECOMMENDATION <br /> Based on the preceding review, our office recommends approval of the requested <br /> <br /> conditional use permit to allow accessory semi-trailer storage upon the subject property <br /> <br /> subject to the following conditions: <br /> 1. Semi-trailer parking/storage be confined to that area of the site designated for <br /> such activity upon the submitted site plan. <br /> 2. If the parking/storage area is to be illuminated, lighting used shall be hooded <br /> and so directed that the light source shall not be visible from the public right- <br /> of-way. <br /> 3. The applicant demonstrate compliance with applicable off-street parking <br /> supply requirements. <br /> 4. The semi-trailers are utilized solely by tenants of the principal building. <br /> 5. The semi-trailers be kept in an orderly condition. <br /> 6. The Fire Marshall determine that all applicable fire codes have been satisfied <br /> and specifically that the proposed semi-trailer parking/storage will not block <br /> access to any fire hydrants. <br /> 4 <br /> <br />
