MINUTES
CITY COUNCIL
MAY 12, 2010
WORKSHOP "I'he City Administrator reported that the Council began a workshop
MEETING meeting at 6:30 p.m. prior to tonight's Council meeting to discuss
economic development and other information update items. That
workshop was continued to the conclusion of this evening's regular
Council meeting.
CUP FOR Mayor Blesener opened the Public Hearing to consider the request for a
OUTDOOR Conditional Use Permit to allow outdoor storage of up to eight semi-
STORAGE - trailers at 3080 Centerville Road. He noted that the City Planner and the
3080 Planning Commission recommended approval subject to conditions.
CENTERVILLE
ROAD The City Planner reported that the property in question is zoned Industrial
Park (I-P) District. "fhe applicant is requesting outdoor storage of up to
eight semi-trailers on the property. The Planner noted that 1-P District
standards identify semi-trailers as a specific class of outdoor storage. The
trailers would be stored in the southeast corner of the site, and the proposal
meet all code requirements relative to storage location and size.
Therefore, the City Planner and Planning Commission have recommended
approval subject to conditions. These conditions are intended to ensure
that the semi-trailers are used in the basic activities of the business and not
in lieu of accessory building usage. The applicant has indicated that the
semi-trailers come in and out of the site and are loaded and unloaded on
site depending on business needs. The Planner further noted that there are
a couple of loading docks on the building. Each loading dock is allowed
to have asemi-trailer parked at it without being considered as outdoor
storage.
Blesener noted that the Fire Marshal has inspected the site and noted that a
20 foot fire lane must be signed and maintained on the property. The
piroperty owner has already implemented this recommendation.
Montour asked ifsemi-trailers had to have current license plates. The City
Planner replied that they must be licensed and operable.
Peggy Mulaney, 3020 Centerville Road, reported that they have complied
with all staff recommendations, including the Fire Marshal's. She further
noted that they have applied for an Outdoor Storage License.
Blesener asked how often semi-trailers are moved in and out of the
property. Mulaney replied that the trailers are in and out frequently, never
remaining on the site for more than a few days.
Blesener indicated that he visited the site and there were seven trailers on
the property. He indicated that eight semi-trailers would be tight.
2
