The use, which does not include an <br /> accessory drive through lane, is permitted in the applicable B-3, General Business <br /> Zoning District, but is subject to the City's Architectural Guidelines. <br /> The proposed restaurant measures 948 square feet in size. <br /> ANALYSIS <br /> Access and Site Circulation. The subject property is to be accessed from the west via <br /> a single curb cut along Viking Drive. While the limitation of access along Viking Drive is <br /> desirable from a traffic movement standpoint, the single access does result in the <br /> creation of two dead-end parking areas. Typically, dead-end parking for businesses <br /> with a high customer turnover is not desired. In this particular case however, alternative <br /> parking configurations are extremely limited. With this in mind, the following is <br /> recommended to address this concern,: <br /> 1. The southernmost parking stall be reserved (via signage) for potential vehicle <br /> turnaround maneuvers. <br /> 2. Employee parking be directed to the extreme northwest corner of the site. <br /> 1 <br /> <br />
