<br /> Setbacks. Within B-3 zoning districts, the following setbacks apply: <br /> Front Yard: Not less than forty (40) feet <br /> Side Yard: None (for uses which abut non-residential property) <br /> Rear Yard: Not less than twenty (20) feet <br /> The proposed restaurant has been found to meet the preceding B-3 District setback <br /> requirements. <br /> Off-Street Parking. Parking stall sizes and drive aisle widths have been found to meet <br /> minimum requirements as set forth by the zoning ordinance. To be noted is that the <br /> illustrated stalls measure 18 feet in depth. While this is less than the minimum 20 feet <br /> depth requirement of the ordinance, two feet of stall depth may be subtracted from stalls <br /> which are provided vehicle overhang opportunities. <br /> Additionally, appropriate parking for the disabled has also been provided. <br /> Building Height. The restaurant measures approximately 16 feet in height and <br /> conforms with the three story/36 foot height requirement imposed in the B-3 District. <br /> Building Materials. The building is to be finished in a combination of rock face block <br /> (at the base of the building), brick and stone panels, and EFIS. Building colors (brown <br /> and "mustard") are illustrated on the submitted building perspective. <br /> According to the Architectural Guidelines, durable finish materials such as brick, stone <br /> and terra cotta should be used. Thus, the proposed building is consistent with such <br /> guidelines. <br /> Landscaping. The submitted landscape plan illustrates a variety of plantings on site, <br /> including Autumn Blaze Maple trees along Viking Drive, Gold Flame Spireas at the <br /> site's entrance and Stella Lillies around the perimeter of the building. <br /> The proposed landscape plan is considered acceptable. <br /> Trash. As shown on the site plan, an exterior trash handling area is proposed near the <br /> northwest corner of the building. The enclosure is to be constructed of rock face block <br /> with a gate. As a condition of permit approval, the color of the enclosure should <br /> compliment or match the color of the principal building. <br /> Signage. As shown on the site plan, a freestanding sign is proposed in the southeast <br /> corner of the site along Viking Drive. No details regarding the height and area of the <br /> sign have however, been provided. As a condition of permit approval, the freestanding <br /> sign should comply with applicable requirements of the City's sign ordinance. <br /> The submitted building elevations illustrate wall signage on the south and west sides of <br /> the building.
