MINUTTS <br /> CITY COUNCIL <br /> <br /> JULY 14, 2010 <br /> Blesener noted that access to the site is somewhat difficult. McGraw agreed but <br /> pointed out the Rice Street visibility and the fact that the property is at the <br /> entrance to the City. With regard to Abdo's question, McGraw indicated that <br /> the vision for him related to both the appearance of the building and the <br /> occupant. McGraw stated that he would like to see a good restaurant or a retail <br /> complex on the site, something that is solid and welcoming into the eommm~ity. <br /> Boss agreed. <br /> Montour noted the Subway development that will be occurring on the opposite <br /> side of Viking Drive. Montour asked if the Abdo proposal would compliment <br /> the Subway development. Abdo replied that it would. He indicated that they <br /> have no preconceived ideas of what the buildurg would look like. The building <br /> would face Rice Street and trash and mechanicals would be at the back of the <br /> building toward Viking Drive. However, they would be appropriately screened. <br /> Abdo discussed their leasing efforts over the past 2 %2 years and the fact that <br /> they now have serious interest in the property from good quality national <br /> tenants. Abdo indicated that a reduced land price was necessary from their <br /> perspective. He indicated that the question for the Council is whether or not <br /> they want to do the deal or do they want to hold the land for a while longer. <br /> Abdo indicated that the land price that works for them is in the $315,000 to <br /> $330,000 range. The size building they are proposing is in the 6,000 to 6,500 <br /> square foot range. <br /> At this point in the workshop, Mr. Abdo left with the indicated That the Council <br /> would discuss this issue further and get back to him. <br /> GARDEN The City Administrator began with a review of various code enforcement <br /> SHEDS which have arisen as outlined in his and the Code Enforcement Officer's letter <br /> dated .Tiny 6, 2010. The first issue relates to garden sheds and staffs <br /> recommendation that the definition of these sheds should be made cleared. The <br /> Comlcil agreed with staff's recommendation clarifying that corrugated metal <br /> meant all metal. The City Planner will prepare the proper ordinance amendment <br /> for adoption by the Council. <br /> DOG "1 he City Administrator noted there is some confusion relative to the Code <br /> ENCLOSURES definition of dog enclosure -whether the definition applies to fencing or dog <br /> house structure. Staff is recommending that fencing be subject to the City's <br /> typical fencing regulations and that dog enclosure apply to the dog <br /> house/structure only. Council agreed and an ordinance amendment will be <br /> present to the Council for adoption. <br /> 9 <br /> <br />
