1VIINUTLS

PLANNING COMMISSION
JULY 15, 2010
peak, trucks were running triple that amount. Johnson reported that he
would be leasing the outdoor storage space to one client.
Knudsen asked if the storage would be visible. Johnson reported the
surrounding properties, noting the dirt pile to the south of his property,
Dock 86 to the east, the union hall and his tlnee-sided canopy to the north,
and the Ryan Industrial Park property to the west. Jolutson repotted that
there are a lot of bees on the west, and anticipated that the outdoor storage
would be only very minimally visible. Johnson also pointed out that the
outdoor storage is not visible from the freeway.
Knudsen asked if the outdoor storage product would be wrapped. Johnson
replied that some is and some is not.
Duray asked about the surfacing of the area were the storage would occut•.
Johnson replied that the surface is currently crushed concrete and class V
and there would be no plans to change the surface nor grade the area.
Johnson noted that this is the same area where his business has outdoor
storage, although the Drywall Supply outdoor storage is considerably
downsized from what it had been.
The City Plamier noted that Mr. Johnson is requesting a 4-year PUD
Permit for this outdoor storage.
Knudsen noted the second request for an extension of the PUD Permit for
building expansions. The City Plannex pointed out that that PUD Permit
has expired, so Johnson is requesting it be reissued. Johnson indicated
that he was unsure as to when the building expansions would occur, but
noted that Watershed requirements have become more stringent since the
permit was issued. Therefore, he would like the PUD Permit re-issued and
subject to the Watershed requirements that had been in effect in 2008.
The City Planner indicated that given the site is developed and no area is
being disturbed, the previous Watershed requirements would be sufficient.
Knudsen asked the business that would be doing the outdoor storage.
Johnson replied that it was Maple Grove Pallet, who is a client of Drywall--
Supply. Everson asked if Johnson would take ownership in any of the
product. Johnson indicated that he would likely take ownership of some
of the product, but not all. Everson asked how the product would be
insured. Johnson repotted that the client would be responsible for insuring
their own product.
Barraclaugh asked about delivery of the product by rail. It was noted that
there is a rail spur on the west side of the property. Johnson reported that
the Drywall Supply business uses this rail for deliveries.
-2-
16
