<br /> MINUTES <br /> PLANNING COMMISSION <br /> SEPTEMBER 9, 2010 <br /> Mr. Barraclough recommended the rezoning of 3075 Spruce Street from <br /> I-P District to I-1 District based on the fact that the property is abutted by <br /> I-1 zoned properties on three sides, and based on the fact that site <br /> conditions are more consistent with I-1 District standards. <br /> Motion seconded by Duray. <br /> Motion carried 7 - 0. <br /> Mr. Barraclough recommended approval of a Conditional Use Permit for <br /> outdoor storage for 3075 Spruce Street as requested by Mr. Tom Nielsen <br /> subject to compliance with the recommendations outlined in the City <br /> Planner's report of September 2, 2010 with the requirement that Mr. <br /> Nielsen submit a detailed site plan prior to the September 20°i City <br /> Council meeting. <br /> Motion seconded by Duray. <br /> Motion carried 7 - 0. <br /> CUPs & Kelly Everhardt, representing the owners of Eich Auto Sales, <br /> VARIANCE - appeared before the Commission requesting a Conditional Use <br /> 3150 Permit for motor vehicle sales loC, Conditional Use Permit for <br /> SPRUCE open and outdoor storage as well as a Variance from the City's <br /> STREET - screening requirements for 3150 Spruce Street. Everhardt reported <br /> EICH AUTO that Mr. Joe Eich has passed away and his daughters are probating <br /> SALES the estate of their father and will be running the business. Everhardt <br /> indicated that in researching the property as part of the probate action, <br /> they learned that Mr. Eich has a CUP for enclosed retail sales. Everhardt <br /> reported that Mr. Eich operated a used vehicle sales lot in its present <br /> location for over 20 years. She noted that vehicles have never been <br /> enclosed. <br /> In order to continue the operation of the current business, EverhardT <br /> reported that the daughters of Mr. Eich, Nicole Luciw and Michele <br /> Misiak, have applied for the CUPs as well as a waiver from screening <br /> requirements. Everhardt indicated that the property has had problem with <br /> theft and the building has been broken into, therefore, they are requesting <br /> that screening on the rolling gate not be required to provide a view into the <br /> lot. The fenced areas on either side of the gate would be screened with <br /> landscaping planted in front of these areas. Again, the request is that the <br /> gate area not be screened. <br /> -4- <br /> <br />
