He indicated that the outdoor storage area must <br /> comply with Fire Codes, i.e. fire lane access. <br /> Pechmann reported that he viewed the site and found it to be very clean <br /> and orderly. <br /> Everhardt reported that the long-term goal is to pursue the business. <br /> Again, all vehicles that will be stored on the property will be operational, <br /> and the intention is to have a total of between 20 and 30 vehicles. <br /> Barraclough asked if 10 of the vehicles can be parked on the paved area. <br /> Everhardt replied that the paving is a strip that runs down the center of the <br /> storage area. Therefore, it would be necessary to add paving. <br /> Barraclough asked if the property is lit. Everhardt replied that it was and <br /> the location of lighting at both the front and back of the building as well as <br /> a small light over a door on the side of the building was pointed out. <br /> Duray asked about the Variance request. The City Planner noted that the <br /> applicant was asking for a waiver from screening requirements, which he <br /> interprets as a Variance request. The Planner felt that the screening in <br /> front of the fence areas on either side of the gates met the City's Code <br /> requirements, and that the Code does not require that the gate be screened. <br /> Everson indicated that it appears there are Two open items. The first is that <br /> a paved area should be provided for the 10 display vehicles, and the <br /> second is that the Fire Marshal should inspect the property to determine <br /> whether Fire Codes are complied with. <br /> Everson recommended approval of the Conditional Use Permit for motor <br /> vehicle sales lot and the Conditional Use Permit for open and outdoor <br /> storage for 3150 Spruce Street, Eich Auto Sales, subject to compliance <br /> with the recommendations of the City Plaimer as outlined in his reporC <br /> dated September 2, 2010. <br /> Motion seconded by Pechmann. <br /> Motion carried 7 - 0. <br /> There was discussion on the issue of the Variance. Given that the City <br /> Planner indicated that a Variance was not needed as it is not required that <br /> the gated area be screened, the applicant withdrew their request for a <br /> Variance. <br /> -6- <br /> <br />
