<br /> submitted two alternative plans for the freestanding sign, an illuminated and anon- <br /> illuminated option. Beyond that, the sign designs are identical. Each design <br /> <br /> alternative calls for a masonry base and space for 8 individual tenant identification <br /> <br /> signs. If the sign is to be illuminated, lighting used to illuminate the sign must be <br /> arranged as to deflect light away from the adjacent Rice Street right-of-way. <br /> <br /> The maximum allowed area and height for freestanding signs relates to the square <br /> <br /> footage of the building the sign serves. According to the Ordinance, buildings <br /> greater than 24,000 square feet in size are allowed a freestanding sign up to 200 <br /> square feet in area and 25 feet in height. Thus, the proposed freestanding sign <br /> meets applicable area and height requirements. <br /> To be noted is that the submitted site plan illustrates as approximate 2 foot setback <br /> for the sign along Rice Street. The sign setback should be increased to 5 feet, <br /> consistent with minimum Ordinance requirements. <br /> Wall Signs <br /> Area Requirement. In regard to wall signage, section 903.110. E.5 of the <br /> Ordinance allows for sign area equal to a maximum of 15 percent of the <br /> building silhouette for multi-tenant buildings. The aggregate area of the allowed <br /> signs may be distributed among the various building tenants. In the case of <br /> sites having multiple street frontages, the total sign area allowance may be <br /> applied to a single fa9ade. <br /> North Elevation. On the north side of the building, a total of eight individual <br /> tenant signs have been proposed totaling a maximum of 292 square feet. The <br /> north building elevation measures 5,000 square feet in area. Thus, a maximum <br /> of 750 square feet of wall signage is allowed. The proposed wall signage <br /> comprises only 6 percent of the north building silhouette and is well within the <br /> maximum area requirement. <br /> South Elevation. The comprehensive sign plan calls for a building <br /> identification wall sign on the south side of the building, facing Little Canada <br /> Road. The sign measures 99 square feet in area and is to be located above <br /> the building's south entrance. <br /> In addition to the building identification sign, seven individual tenant signs each <br /> measuring a maximum of 41 square feet in size are also proposed on the <br /> building's south fagade. Like the north building elevation, the south building <br /> silhouette measures 5,000 square feet in area and a maximum of 750 square <br /> feet of wall signage is allowed. A total of 386 square feet of wall signage has <br /> been proposed on the south facade (8 percent), well within the maximum <br /> percentage allowance. <br /> 2 <br /> <br />
