East Elevation. On the east elevation, a single tenant sign has been <br /> proposed, measuring a maximum of 66 square feet. The east building <br /> silhouette measures 1,500 square feet in area and a maximum of 225 square <br /> feet of wall signage is allowed. The proposed amount of wall signage is well <br /> within the maximum percentage allowance. <br /> West Elevation. On the west elevation, two tenant signs have been proposed, <br /> measuring a maximum of 144 square feet. The east building silhouette <br /> measures 1,750 square feet in area and a maximum of 263 square feet of wall <br /> signage is allowed. The proposed amount of wall signage is well within the <br /> maximum percentage allowance. <br /> <br /> Architectural Guidelines. The City's Architectural Guidelines promote signs that <br /> use individual letters, or sign design that relies on lighter colored lettering and <br /> graphics on a dark background. <br /> The applicant has submitted sign plan details for the freestanding sign, two building <br /> tenant wall signs ("American Title" and "Incredible Nutrition 4 U") and the building <br /> identification wall sign. Letters on the freestanding sign are to be routed out of the <br /> aluminum background material and may or may not be illuminated. All wall signs <br /> are to use internally illuminated letters which are consistent with the City's <br /> Architectural Guidelines. <br /> Recommendation <br /> Based on the preceding review, our office recommends approval of "The Village at <br /> Little Canada" CUP/Comprehensive Sign Plan subject to the following conditions: <br /> 1. Signs shall be erected in accordance with the approved comprehensive sign <br /> plan. <br /> 2. The setback of the freestanding/monument sign be increased from 2 feet to 5 <br /> feet, consistent with minimum Ordinance requirements. <br /> 3. If the proposed freestanding/monument sign is to be illuminated, lighting used <br /> to illuminate the sign be arranged as to deflect light away from the adjacent <br /> Rice Street right-of-way. <br /> 4. All signs shall be subject to a sign permit as provided for in the Zoning <br /> Ordinance. <br /> 5. All signage shall meet the requirements of the City's Architectural Guidelines <br /> for sign construction and design. <br /> 3 <br /> <br />
