In the past, Mr. Neujabr bas lead outdoor storage that has <br /> exceeded eight (8) feet As a condition of this permit, city staff <br /> recommends that no outdoor storage exceed the maximum height <br /> allowed by code. <br /> 9. The storage area shall be fenced and fully screened from adjoining non- <br /> industrial property, park and trail areas, and public right of way. Where <br /> properly fenced and screened, outdoor storage may encroach into the <br /> required side or rear yard setback area. City staff <br /> feels t/zis site complies <br /> with this provision. <br /> 10. Screening shall consist of masonry walls or fencing constructed of wood <br /> or vinyl, as well as landscaping. Metal fencing may be used where <br /> landscaping provides a complete year-round screen and is irrigated to <br /> ensure survivability in compliance with Section 903.020.F (Fence <br /> section). T/ze applicant is proposing to leave the existing chain link <br /> fence with slats as approved in 1999. Given adequate screening already <br /> exists ozz tl:e site, staff recommends Mr. Neujabr be allowed to continue <br /> as such. In tlae event that the screening is no longer sufficient or needs <br /> to be replaced, Mr. Neujabr would be required at that time to comply <br /> with the above provision of the code. <br /> 1 L Waste or recyclable material shall be contained in a refuse container. All <br /> such containers shall be stored within a screened enclosure within the rear <br /> yard of the property. The applicmzt does not specify an t/ze plan where <br /> t)ze dumpster(s) will be located. The applicant should submit a revised <br /> site plan showing the location of the dumpster(s) that must comply with <br /> the above code requirements. Currently, city staff is not aware of any <br /> dunzpster on tl:e property. It would be staff's recommendation that the <br /> dumpster(s) be located within the approved storage area to negate the <br /> need for azry additional screening. <br /> 12. The storage area shall be paved with asphalt, concrete, or other material <br /> approved by the City Council. The storage areas m•e a combination of <br /> paved and gravel, consistent with this requirement. <br /> 13. The storage area shall not occupy any space required for conformity to the <br /> parking regulations of the Zoning Ordinance. The site plan appears to be <br /> in compliance with this requirement. The applicanf has the total <br /> number of <br /> parking spaces identifzed ozz the site plan. However, city staff <br /> does not believe said spaces have beezz established according to code. As <br /> a conditionz of said approval, city staff recommends the off-street parkizzg <br /> be completed within 30 days. <br /> <br />
