The applicants indicate <br /> that they proposed to expand the existing home and include an attached garage of 484 <br /> square feet (22' by 22'). This new garage would be in addition to an existing 960 <br /> square foot detached garage already on the property. <br /> The zoning ordinance allows single family property to have a second garage building, <br /> and up to 1,500 square feet of garage floor area, by Conditional Use Permit. The <br /> conditions listed in the zoning ordinance for such permits are as follows: <br /> • Maximum 15 feet in height (measured to the mid-point of the roof). <br /> • Minimum 6 feet separation from other buildings on the property. <br /> • 10 foot setback from side and rear property lines. <br /> • 30 foot setback from front property line. <br /> • Detached garages shall occupy no more than 10 percent of the rear yard when <br /> total garage space is more than 1,000 square feet. <br /> • Total garage and accessory building space shall not exceed 1,500 square feet. <br /> • No accessory garden shed shall be permitted. <br /> • Detached buildings must be constructed to be similar in materials and color to <br /> the principal building. <br /> The addition of the attached garage as a part of the reconstruction of the single family <br /> home results in the need for the CUP. As currently configured, the house is being <br /> proposed to be rebuilt with the attached garage 52 feet from the front property line, and <br /> <br />
