<br /> approximately 95 feet from the rear property line. This results in a rear yard (total area <br /> behind the rear building line, of approximately 8,800 square feet. Since the detached <br /> garage building is 960 square feet in area, the rear yard must be 9,600 square feet in <br /> area to meet the 10% threshold requirement. As such, the proposed rear building line <br /> of the home should be relocated approximately 8 feet closer to Noel Drive. This change <br /> <br /> would leave the rear yard large enough to accommodate the requirements. <br /> Between the existing and proposed garages, a total of 1,444 square feet of garage area <br /> are proposed, consistent with the requirements. From the aerial photograph, it appears <br /> that there is a shed located on the property to the rear of the existing detached garage. <br /> To qualify for the CUP, this shed would have to be removed. It is noted that the <br /> applicants may expand the proposed attached garage by up to 56 square feet and still <br /> meet all of the zoning ordinance regulations. <br /> Summary and Recommendation <br /> The CUP for a second accessory/garage building and garage floor area of more than <br /> 1,000 square feet is considered acceptable, conditioned on meeting the requirements of <br /> the zoning ordinance. To ensure compliance with the ordinance terms, planning staff <br /> would recommend approval of the CUP with the following required conditions: <br /> 1. Relocation/redesign of the proposed new home to provide for a rear yard with a <br /> minimum of 9,600 square feet of rear yard. It is estimated that this would require <br /> moving the rear building of the home approximately 8 feet to the east. <br /> 2. Verification that the proposed home and detached garage/accessory structure <br /> will be constructed of similar, or complementary, materials and colors. <br /> 3. Removal of the existing shed from the property as required by the zoning <br /> ordinance. <br /> 4.
