<br /> MINUTES <br /> <br /> PLANNING COMMISSION <br /> OCTOBER 14, 2010 <br /> area should have a small extension screening the area from view of <br /> adjacent property. Parking should be maintained at 117 parking spaces. <br /> The storage building should be used solely as an accessory use to the <br /> office park, and no separate sale or occupancy would be permitted. The <br /> Planner also recommended that the applicant enter into an amended PUD <br /> Agreement with the City. <br /> Ken Olsen, Heritage Office Park, reported that the Park would like to <br /> complete the project that was approved 10 or I 1 years ago and construct <br /> the garage/accessory building. He noted that the slab has been in place for <br /> a number of years. Olsen reported that the building would consist of three <br /> units which would be owned by three of the office park owners. The <br /> building would be used for office or personal storage of the owners, i.e. <br /> boat, vintage car, etc. Olsen noted that Xcel Energy would prohibit the <br /> storage of any hazardous materials in the building. <br /> The City Planner indicated that the building should not be utilized as a <br /> mini-storage or occupied as a separate office space. Olsen reported that <br /> this would not be the case. <br /> Duray asked about the flat roof. Olsen reported that Xcel is limiting the <br /> height of the building to 10 feet. He described the front look of the <br /> building which would give the impression of a pitched roof. Olsen <br /> indicated that they would comply with the City Planner's <br /> recommendations, including additional screening of the trash area. <br /> Fischer recommended approval of the Amendment to PUD permit in the I- <br /> P Loning District to allow the construction of an accessory garage/storage <br /> building on L,ot 6, Block 1, heritage Office Park 3"~ Addition, County <br /> Road D East, as requested by Heritage Office Park Association subject to <br /> compliance with the recommendations of the City Planner as outlined in <br /> his October 5, 2010 report. <br /> Motion seconded by Hall. <br /> Motion carried 4 - 0. <br /> AMEND The City Pla~rner reviewed his report dated October 7, 2010 which <br /> ZONING proposes an amendment to the outdoor screening requirements in the <br /> COllE - I-1 and I-P Zoning Districts. "I•he Planner noted that in processing <br /> SCREENING recent applications for outdoor storage, applicants have expressed <br /> REQUIREMENTS concern with the requirement that gates into outdoor storage areas need to <br /> be screened. The concern relates to security. The Planner also pointed out <br /> that the City has previously heard from the Sheriff's Department that they <br /> -6- <br /> <br />
