The Planner indicated that in reviewing this proposal he <br /> assumed that the house was entirely new construction and did not realize <br /> that the existing house would remain. <br /> Andert reported that he would comply with all other recommendations <br /> contained in the City Planners report. The existing detached garage <br /> would be resided to match the expanded house. There would be no <br /> business use of the property. <br /> The City Planner suggested that if the existing detached garage is attached <br /> to the expanded house in some way, i.e. a breezeway, the 10% rear yard <br /> requirement would be eliminated. Andert reported that he would attach <br /> the existing detached garage. It was also pointed out to Andert that the <br /> existing shed on the property would have to he removed. <br /> Duray recommended approval of the Conditional Use Permit for total <br /> garage space of approximately 1,450 square feet for property located at <br /> 2829 Noel Drive, Gary and Nancy Anderl, subject to compliance with the <br /> recommendations of the City Planner as outlined in his report dated <br /> October 7, 2010 and subject to the existing detached garage being <br /> connected in some manner to the expanded house. <br /> Motion seconded by Fischer. <br /> Motion carried 4 - 0. <br /> AMENDMENT The City Planner reported that the Heritage Office Park Association is <br /> TO PUD requesting an Amendment to their PUD Permit to construct an accessory <br /> PERMIT - garage/storage building on Lot 6, Block 1, Heritage Office Park 3rd <br /> HERITAGE Addition. The Planner noted that this garage/storage building was a <br /> OFFICE PARK part of the original approval in the late 1990's, but was never constructed. <br /> "fhe concrete slab is in place, however. The building would be in an area <br /> under the Xcel J?nergy powerlines and, as such, Xcel Energy has some <br /> requirements relative to how the building is constructed. The Planner <br /> reported that Heritage Office Park would now like to proceed with the <br /> construction. <br /> fhe Planner reviewed approval conditions listed in his October 5, 2010 <br /> report one of which is that updated documents from Xcel )?nergy relative <br /> to this building be provided. The 1'lamrer noted that the building exterior <br /> is proposed to match the existing buildings in the office park, with stucco <br /> on the front and a fiber cement siding on the sides.
