Winges stated that he was committed to Comforts of Home and <br />indicated they would remain a for profit company. <br />Montour asked about the Maplewood location. Winges reported that that <br />location is full. <br />Blesener asked about the looped driveway. Frisbee stated that given the <br />grade changes, looping the driveway would be very difficult without a <br />dramatic retaining wall. He noted that the Fire Department has reviewed <br />the site plan and found it to be acceptable. <br />Frisbee also indicated that the site plan shows 34 parking spaces and the <br />potential for 9 additional spaces. <br />McGraw asked about unit size differences for assisted living and memory <br />care residents. Frisbee indicated that the assisted living units are slightly <br />larger. Unit sizes range from 300 square feet to 400 square feet and <br />exceed minimum requirements. It was noted that there are separate units <br />for assisted living and memory care and each has its own congregate <br />dining rooms. <br />Blesener asked about an easement agreement with the City for access to its <br />lift station Frisbee reported that a small easement is already in place, but <br />Comforts of Home is willing to grant the additional easement that is <br />needed. <br />Frisbee then reviewed the exterior of the building. <br />There was no one else present from the general public wishing to <br />comment on this matter. <br />Upon motion by Keis, seconded by McGraw, the public hearing was <br />closed. <br />The Council discussed the park charge issue noting that the site is very <br />tight and there may be other options for a trail through this area. <br />However, the consensus was to revisit the issue if the City Attorney <br />determines that the Park Dedication Ordinance applies to this <br />development. <br />Mr. Montour introduced the following resolution and moved its adoption: <br />RESOLUTION NO. 2009 -8- 199 APPROVING A PLANNED UNIT <br />DEVELOPMENT PERMIT ALLOWING THE DEVELOPMENT OF <br />AN ASSISTED LIVING AND MEMORY CARE COMMUNITY <br />CONSISTING OF A TOTAL OF 52 PRIVATE APARTMENT UNITS <br />AS REQUESTED BY COMFORTS OF HOME FOR COUNTY ROAD <br />6 <br />
