JUDE EXPANSION PUD AMENDMENT <br />CITY OF LITTLE CANADA <br />Dear Planning Commission: <br />USURIHG ASSO(IIAT-ES <br />As requested, we have reviewed the application package for the proposed amendment <br />for the St. Jude Expansion of the existing facility located to the south of County Road B2. <br />The expansion would include the addition of 20,000 sf of manufacturing and office space <br />and the associated parking. The application package dated December 27, 2010 <br />contained an overview of the improvements along with architectural and civil exhibits. <br />Based upon our review we would offer the following comments: <br />Site Plan <br />1. All two -way drive aisles must be 24 feet in width. Exterior parking stalls can <br />be 18 -feet in length where overhang is possible. <br />Grading and Drainage Plan <br />1. The existing watermain should be shown on the plan. <br />2. The grading plan requires retaining walls that are over 4 feet in height. <br />However, they will be privately owned on one piece of property and therefore <br />they can be allowed. Copies of the retaining wall plans signed by a licensed <br />engineer must be provided to the City. <br />3. An overland overflow point from the parking lot low areas to the pond should <br />be designated on the plan.
