commercial traffic on this particular site would create conflicts that cannot be mitigated <br />given the design of the current improvements on the property. <br />Off Street Parking. The off street parking supply for the subject building was originally <br />calculated based upon expected building occupancy by office warehouse uses. <br />Question exists whether or not an ample parking supply would exist at peak drop -off <br />and pick -up times for the school (when the building is at full occupancy). <br />Recommendation <br />The proposed home school academy would share a building in which 75 percent of the <br />floor area will most likely be devoted to office warehouse uses. Such condition raises <br />some significant compatibility concerns. <br />Based on the preceding review, our office recommends denial of the PUD Permit based <br />upon the following findings: <br />The City's Land Use Plan directs a continuance of office warehouse uses in <br />the area and upon the subject site. The allowance of a school for children <br />upon the subject site is not consistent with such directive. <br />Allowance of the proposed use would conflict with a specific directive of the <br />Comprehensive Plan in regard to maintaining a cohesive and compatible <br />land use relationships (both on a macro and micro scale). <br />3.
