MINUTES <br />PLANNING COMMISSION <br />JANUARY 13, 2011 <br />Pechmann felt the school was a great idea, but expressed concern with <br />compatibility to the area, the safety of students in getting dropped off and <br />picked up at school, and the fact that there was no outdoor space for <br />children. Pechmann also asked what other uses would be in the remainder <br />of the building. <br />Worrell reported that they would occupy 3,000 square feet of the building <br />space. She noted that their space would have a security system. Their <br />building space includes a multi- purpose room that can be used to provide <br />physical activities for the children during the day. <br />Knudsen asked about parking. Worrell reported that their space would be <br />allocated 15 parking spaces. The City Planner reported that 15 parking <br />spaces would be adequate given the maximum of 12 children and 3 staff <br />members. <br />Hall asked if the applicant had observed the site during normal business <br />hours to ensure that it would work from a traffic standpoint. Worrell <br />reported that there is not much going on at the site at this time. The <br />current business will be moving out, and the future uses that will occupy <br />the building are unknown at this time. <br />The new owner of the building reported that Temo Sunrooms will be <br />moving to north showroom area and will be vacating the building <br />completely by the end of February. The owner indicated that he will be <br />leasing space directly to the massage therapist and the psychologist that <br />currently occupy space on the southwest end of the building. The owner <br />stated that he would screen future users of the space to ensure they are <br />compatible with one another. The owner indicated that the all but about <br />4,000 square feet of the building is office space and only about half the <br />warehouse space is true warehouse space. He stated that there is not a lot <br />of truck traffic in and out of the site. <br />Pechmann stated that he saw the building as more of an office space and a <br />good location for small professional businesses of any sort. <br />Duray indicated that he visited the site and once vehicles pulled into the <br />parking lot at the south side of the building, it is difficult for cars to turn <br />around and get back out to Country Drive. Duray felt that there parents <br />would have to do a lot of maneuvering around in dropping children off at <br />the school and then existing the site. <br />The building owner indicated that the parking lot is not fully plowed at <br />this time. He indicated that he has only owned the building for a couple of <br />-5- <br />
