Outdoor sales, outdoor storage, or other outdoor operations are not permitted. <br />Some of these uses are retail in nature, including antiques, art, books, furniture, hobby, <br />hardware, paint and wallpaper, golf, and others. The items were restricted in this area <br />due to concerns over potential traffic, and that the buildings in this district were originally <br />anticipated to accommodate more of an office - showroom or office - warehouse style of <br />land use. In these situations, the amount of truck traffic anticipated in the area could be <br />seen to conflict with the retail traffic, as well as a concern that parking requirements for <br />retail uses could be difficult to meet on such sites. <br />In this particular case, the parking provisions were calculated based on an office or <br />retail configuration, and as such, the site should be able to accommodate a retail user. <br />The primary point of traffic conflict would be at the location where the central driveway <br />access provides a curb cut to the subject site's parking area. This conflict should not <br />raise issues for the public street, and the conflicts should be minimal as the only major <br />truck user would be for Drywall Supply. <br />Finally, a second -hand goods store such as a thrift store should not be too different in <br />operation or nature from an antique store, already allowed under the PUD district <br />regulations. With the addition of the city's licensing requirements for second -hand <br />goods dealers, the City should have adequate regulatory opportunity to avoid any <br />negatives related to the use itself. All operations must occur indoors on this site, so the <br />building and site should not change from the current condition. The site was issued a <br />Comprehensive sign plan previously, and it is understood that the proposed thrift store <br />tenant would remain subject to the requirements of that permit. <br />
