May 18, 2011
Mark or Judith Schommer
2978 Payne Avenue
Little Canada, MN 55117
RE: Water Service Repair
Dear Mr. and Mrs. Schommer:
On April 22, 2011, the City of Little Canada discovered that the water service /shutoff valve to
your home could potentially be leaking. Upon this discovery, city staff contacted you with the
pertinent instructions for repair. As explained, the water service is the responsibility of the
homeowner to repair pursuant to Municipal Code Section 1601.081. At a minimum the water
service riser pipe needs to be repaired and further testing can be done to determine if there is a
leak.
Since that time, you have indicated to Bill Dircks, Public Works Superintendent, that you are
unable to make the required repairs due to financial concerns. You have also expressed a clear
understanding of the city ordinance that if not repaired, the City would undertake the work and
assess the property for all costs associated therewith. The reason for this letter today is to inform
you that if the required repairs are not completed by Monday, May 23, 2011, the City will move
forward with abatement of said nuisance. This means that staff will seek City Council approval
to proceed with the abatement at their meeting on Wednesday, May 25, 2011.
If it is your intent to waive your notice rights, city staff has attached a consent form to perform
the required repair work. City staff would ask that both homeowners sign the consent form and
return to city offices prior to Monday, May 23r1. If the consent form is not returned or the
repairs are not completed by Monday, May 23rd, this shall serve as your official notice ofstafPs
intent to seek City Council approval to abate said nuisance on May 25'x'.
If you have any questions or concerns, please call me at (651) 766 -4046.
Sincerely,
Jessica Jagoe
Code Enforcement Officer
2
