MINUTES <br />PLANNING COMMISSION <br />AUGUST 11, 2011 <br />AMEND <br />ZONING <br />CODE — <br />STORAGE <br />CONTAINERS <br />IN I -P <br />DISTRICT <br />CUP — <br />3030 <br />CENTERVILLE <br />ROAD — <br />Motion seconded by Knudsen. <br />Motion carried 4 — 2. Pechmann and Murphy voted against. <br />Pechmann stated that his concern was with the combination of the <br />amount of traffic this park and ride would generate as well as with the <br />loss of trees. <br />The City Planner submitted a proposed Zoning Code amendment <br />which establishes standards relative to the regulation of storage <br />containers in the Industrial -Park (I -P) District. The Planner noted <br />that there are currently outdoor storage standards in place for the <br />I -P District, but the District is silent on the issue of storage containers. <br />The Planner noted that the use of shipping containers for storage is a <br />common practice, and provides for the orderly storage of certain items. <br />I -Ie noted, however, that it is useful to limit the number of shipping <br />containers that can be used for storage as this may be a means of avoiding <br />a permanent property improvement, i.e. construction of a building or <br />building addition. The Planner proposed that the same regulating <br />language be used for the I -P District as is used for the Light - Industrial <br />(I -1) District, with one exception. The Planner noted that I -1 allows one <br />shipping container for each 7,500 square feet of property. In 1 -P the <br />proposal is one container per every 15,000 square feet of property, so half <br />the number of shipping containers would be allowed. <br />Duray asked if there were any I -P zoned properties that would be <br />adversely impacted by this change. The City Clerk did not believe there <br />were. <br />Pechmann recommended approval of the Amendment to the zoning Code <br />relative to the regulation of storage containers in the I -P Zoning District as <br />recommended by the City Planner in his report dated August 5, 2011. <br />Motion seconded by Murphy. <br />Motion carried 6 — 0. <br />The City Planner reported that John Manzitelli, 5 SMOS LLC, <br />has requested a Conditional Use Permit to allow outdoor storage of <br />materials and equipment including a storage container for his property <br />at 3030 Centerville Road. The Planner indicated that the property is <br />- 10 - <br />
