MINUTES <br />PLANNING COMMISSION <br />AUGUST 11, 2011 <br />5 SMOS LLC <br />zoned Industrial -Park (I -P) District, and under that zoning district would <br />be allowed outdoor storage up to 10% of the lot size or 25% of the <br />building size, whichever is Tess. The property is 35,000 square feet in size <br />and the building 2,000 square feet. Therefore, under the Code <br />requirements, this property would be allowed 500 square feet of'outdoor <br />storage space. The storage container (currently existing on the site) is 320 <br />square feet. Therefore, there is an additional 180 square feet available in <br />outdoor storage area. <br />The City Planner reported that the only issue with the proposal is that the <br />property should be inspected for code compliance. There appears to be <br />excess materials on the site that would require removal, placed in existing <br />buildings or in the storage container, or a new accessory building <br />configuration would need to be proposed. <br />Knudsen noted that the outdoor storage on this property is not being stored <br />in an orderly fashion and included broken pallets and junk. Knudsen also <br />asked if the dumpster would be required to be screened. The Planner <br />replied that it would be. Knudsen indicated that the property should be <br />brought into compliance with City Codes prior to issuance of the CUP. <br />Fischer recommended approval of the Conditional Use Permit to allow <br />outdoor storage of materials and equipment, including a storage container, <br />for 3030 Centerville Road, John Manzitelli, 5 SMOS LLC, subject to <br />compliance with all City Code requirements, subject to satisfactory <br />inspection by the Code Enforcement Officer, and subject to compliance <br />with the recommendations of the City Planner as outlined in his report <br />dated August 5, 2011. <br />Motion seconded by Duray. <br />Motion carried 6 — 0. <br />PROPERTY The Commission reviewed the proposed property division which <br />DIVISION incorporates a land swap between the City and Terrace Heights Mobile <br />Home Park to facilitate the addition of a right -turn lane on County Road <br />B -2. It was noted that there will be a landscaping berm added along <br />County Road B -2 to enhance the area and provide screening for the mobile <br />home park. <br />Duray recommended approval of the Property Division for the northeast <br />comer of Rice Street and County Road B -2 involving the land swap <br />between the City and Terrace Heights Mobile Home Park as <br />recommended by the City Engineer. <br />
