Certain public infrastructure is <br />considered a conditional use if provided for the health, safety, and general welfare of <br />the community. The B -3 general building and lot requirement are as follows: <br />912.050. LOT REQUIREMENTS AND SETBACKS. The following minimum <br />requirements shall be observed in a 'B -3" District subject to additional <br />requirements, exceptions and modifications set forth in this Ordinance. <br />A. Lot Area: Fifteen thousand (15,000) square feet. <br />B. Lot Width: One hundred (100) feet. <br />C. Setbacks: <br />1. Front Yards: Not less than forty (40) feet. <br />2. Side Yards: <br />a. Abutting residential property or public right -of -way: <br />Forty (40) feet. <br />b. Abutting non - residential property: None. <br />3. Rear Yards: Not less than twenty (20) feet. <br />912.060. BUILDING REQUIREMENTS. <br />A. Height: No structure shall exceed three (3) stories or thirty -six <br />(36) feet, whichever is least, except as provided herein. <br />57 <br />
