not proposed any outdoor storage on the I -P property — all is proposed on the north,
within the 1 -1 zoning area.
In summary, the total outdoor storage on the site should be as follows:
From a strict interpretation of the ordinance, the allowable outdoor storage area, broken
down by district, should be no more than 65,567 square feet. As noted, the applicants
proposed 91,950 square feet which is approximately 35% of the overall site.
For most car storage areas, vehicles can normally be stored taking up about 300 — 350
square feet per vehicle. To store 125 vehicles, per the Sheriff's expectation, a total area
of about 45,000 square feet would be necessary. Reducing the enclosed storage area
to the 65,567 square foot threshold would meet the ordinance, and should easily be
adequate to meet the needs of the Sheriff's Department.
Summary and Recommendation
If the area of storage is reduced to no more than 65,567 square feet, the proposed
outdoor storage CUP could be shown to meet the requirements of the City's zoning
ordinance, with the following additional conditions:
1. Provide additional detail on the landscaping, including a plan showing total
planting proposal.
2. Provide information on proposed lighting, if any.
3. Provide additional detail on layout of the cars in the storage area, and verify
compliance with fire code with the City's fire department.
