As noted, the applicants <br />proposed 91,950 square feet which is approximately 35% of the overall site. <br />For most car storage areas, vehicles can normally be stored taking up about 300 — 350 <br />square feet per vehicle. To store 125 vehicles, per the Sheriff's expectation, a total area <br />of about 45,000 square feet would be necessary. Reducing the enclosed storage area <br />to the 65,567 square foot threshold would meet the ordinance, and should easily be <br />adequate to meet the needs of the Sheriff's Department. <br />Summary and Recommendation <br />If the area of storage is reduced to no more than 65,567 square feet, the proposed <br />outdoor storage CUP could be shown to meet the requirements of the City's zoning <br />ordinance, with the following additional conditions: <br />1.
