This is needed to allow the sale of the property from Carl Johnson to Robert Wenner and <br />Pallet Storage Company /Grove Lumber. <br />As you may recall, we approved a Development Agreement with Heritage Jabez, LLC (Drywall Supply) <br />bacic in 2003 that governed the redevelopment of the former Knox Lumber site. It resulted in the <br />construction of the District Council #82 (Painter's Union Hall), Graba Properties renovation of the Knox <br />store building, and use of the rear of the property by Drywall Supply. <br />1 will send you the development agreement via e -mail to save paper in the agenda packet. In my review <br />of the document, all items have been completed with the exception of the following: <br />#21. We do not have record of an as -built survey verifying the elevations of structure on the <br />Union Hall's property. (They are in the process of addressing this.) <br />#25. Lot Three — This is Drywall Supply's portion of the property. The additional storage <br />building was not constructed. Given the revised PUD agreements for this site, I don't believe this is an <br />issue, as we wouldn't typically require a building to be constructed that isn't needed. It was not a factor <br />in Tax Increment calculations for the overall project. <br />Staff would recommend approval of the Certificate of Completion as presented, subject to resolution of <br />Provision #21 to the Building Official and City Engineer's satisfaction. <br />cc: Gary Germundsen <br />1 <br />
