STATE OF MINNESOTA <br />MONITORING EQUIPMENT SITE LEASE <br />LEASE NO. <br />This Lease Agreement is between Little Canada (LESSOR) and the State of Minnesota, Department <br />of Administration, (LESSEE) acting for the benefit of the Pollution Control Agency. <br />WHEREAS, LESSOR and LESSEE, in consideration of the rents, covenants and considerations <br />hereinafter specified, do hereby agree each with the other as follows. <br />1. LEASED PREMISES, LESSOR grants and LESSEE accepts the use of the following Leased <br />Premises as a pollution control- monitoring site in the City of Little Canada, Ramsey County, <br />Minnesota . <br />2. TERM This Lease Agreement is for a term of October 1, 2011 commencing <br />and continuing through September 30, 2013. <br />3. RENT LESSEE shall pay to LESSOR One Hundred Fifty and zero /100 dollars ($150.00) for <br />each quarter, payable within 30 days of the end of each quarter. <br />4. OPTION TO RENEW <br />4.1 LESSOR grants and LESSEE accepts the right to three (3) option(s) to renew this <br />Lease for a period of one (1) year each ( "Option Periods ") at the same terms, conditions <br />and rental rate as this Lease. <br />4.2 To exercise the above noted Option Periods, LESSEE must indicate in writing its intent <br />to exercise said options no later than July 28 of each year. <br />5. DUTIES OF LESSOR <br />5.1 LESSOR shall provide LESSEE with access to the Leased Premises. <br />5.2 LESSOR shall provide LESSEE with electrical service to operate the monitoring <br />equipment <br />6. DUTIES OF LESSEE <br />6.1 LESSEE shall pay to LESSOR a monthly fee of Fifty Dollars ($50.00) for electrical <br />usage to operate the monitoring equipment. <br />2 <br />
