FEASIBILITY REPORT <br />KOHLMAN LANE AREA STREET IMPROVEMENTS <br />PROJECT 07 -21 <br />BEAM AVENUE, KELLER PARKWAY, KOHLMAN COURT, KOHLMAN LANE, LINDEN LANE, <br />MEADOWLARK LANE <br />INTRODUCTION <br />History <br />The streets referenced above are referred to in this report as the Kohlman Lane Area <br />Street Improvements. As shown in Exhibit 1 the project area is generally bounded by <br />Little Canada to the north, County Road C to the south, and Gervais Lake and Kohlman <br />Lake to the west and east respectively. Exhibit 2 highlights the project streets slated for <br />street and utility improvements. <br />The Kohlman Lane Area Streets as defined in this study is comprised of the Kohlman's <br />Division plat which was recorded in 1933 and includes properties mostly on the east <br />side of Kohlman Lane between Keller Parkway and Kohlman Court, with the exception <br />of those properties that are part of Kohlman's Addition No.1 platted in 1973. The <br />Kohlman's Addition No.1 plat consists of properties fronting Kohlman Court and <br />additional properties in the immediate vicinity. The properties fronting Meadowlark Lane <br />and in the immediate vicinity were created as part of the Witt's Lakeside plat, recorded <br />in 1960. The most recent plat called Flicek Addition, recorded in 1990, is made up of <br />seven properties located on the west side of Kohlman Lane just south of Beam Avenue. <br />The properties fronting Linden Lane were created by the registered land survey eighty <br />four (RLS 84) which was recorded in 1955. Two properties fronting the improvements <br />are owned by Ramsey County Parks and Recreation and are located on the west side <br />of Kohlman Lane, in the low lying wetland area. There are six existing residential <br />properties located on the north side of Beam Avenue that fall within the city limits of <br />Little Canada. <br />Sanitary sewer located in Beam Avenue, Kohlman Court, Kohlman Lane, and <br />Meadowlark Lane was installed in the late 1960's under Project 69 -15. The gravity <br />sewer from these streets flows into the lift station located at the intersection of Kohlman <br />Lane and Keller Parkway. Pumps within the lift station force the sewage through a 6- <br />inch ductile iron pipe that connects into the manhole in Keller Parkway just north of <br />County Road C. From this manhole, gravity moves the sewer south to the intersection <br />of County C and Keller Parkway and then east along County Road C. The existing <br />sanitary sewer within Linden Lane connects into the gravity sewer flowing east in <br />County Road C. Currently no sanitary sewer exists to serve homes along Keller <br />Parkway between Arcade Street and Kohlman Lane. Also water main is lacking in the <br />neighborhood. <br />1 <br />11 <br />
