ensure compliance with this provision. This provision shall apply in <br />addition to other tree preservation and replacement requirements of this <br />ordinance. Where a developer has been found to violate this provision, <br />tree replacement for this section shall be required at a rate of one tree per <br />one hundred fifty (150) square feet of illegally removed crown cover. <br />Trees utilized to meet replacement requirements on the subject sit shall be <br />six inch caliper size, minimum. <br />C. IMPERVIOUS SURFACE. The following impervious surface requirements <br />shall apply to the development of all single family parcels in the R -1 <br />Zoning District: <br />a. Thirty Five (35) Percent maximum coverage, excluding impervious <br />surfaces measuring less than one foot in any horizontal dimension. <br />This standard shall be calculated based on all land which is not <br />wetland and which is not below the 100 year flood elevation of any <br />waterway. <br />b. Where property owners can show compliance with all setbacks, buffer <br />distances and other dimensional standards of this ordinance, this <br />coverage threshold may be exceeded by Administrative Permit <br />approved by the City Engineer, subject to the following: <br />i. Rain gardens or similar on -site drainage measures are taken <br />to reduce quantity of overall site run -off from the existing <br />condition. <br />ii. Natural landscaped buffers are installed adjacent to any <br />wetlands, lakes, streams, or other natural waterways that <br />are located on or abutting the property. <br />iii. Pervious landscaping elements and other measures are <br />employed to minimize potential increases in impervious <br />surfaces. <br />4 <br />
