Other Related Ordinance Changes: <br />Definitions — <br />Lot. Land occupied or to be occupied by a building and its accessory buildings, together <br />with such open spaces as are required under the provisions of this Zoning Regulation, <br />having not less than the minimum area required by this Zoning Ordinance for a building <br />site in the district in which such lot is situated and having its principal frontage on a <br />street, or a proposed street approved by the Council. A lot shall not be considered to be <br />buildable unless it can take its h sical access from the street u.on which it has its <br />frontage. <br />Subdivision Ordinance <br />And <br />Local Streets and Dead -End Streets. Local streets should be planned so as to <br />discourage their use by non -local traffic. Dead -end streets are prohibited, but cul- <br />de -sacs shall be permitted where topography or other physical conditions justify <br />their use. Cul -de -sacs may be up to five hundred (500) feet, including a terminal <br />turn - around which shall he provided at the closed end, with a right -of -way radius <br />of not less than fifty (50) feet. Such distance shall be measured from the <br />centerline intersection with the nearest street to the end of the cul -de -sac. The City <br />reserves the right to require longer cul -de -sac lengths where additional natural <br />resources will be preserved without negatively impacting public safety. This <br />provision shall not be used solely to increase lot count in a subdivision. <br />Temporary Cul -De -Sac. In those instances where a street is terminated pending <br />future extension in conjunction with future subdivision, a temporary tum around <br />facility shall be provided at the closed end, in conformance with cul -de -sac <br />requirements. The City Council may exempt such temporary cul -de -sacs from the <br />500 foot length standard where reasonable expectations exist for future <br />connections. <br />5 <br />
