The property was previously occupied by a bus garage, <br />and the CUP issued for that site required that only buses and related equipment were <br />allowed to stored. The amendment is seeking to remove the restriction related to buses <br />and make some minor site plan improvements, including: <br />a. Removal and replacement of the chain link fence to alter landscaping. <br />b. Removal of some of the retaining walls along Spruce Street and constructing a <br />landscaped display area for Tri -State Bobcat, the new occupant of the property. <br />c. Reduction in site parking to close street entrances — this would result in <br />additional landscaped boulevard area. <br />Outdoor storage is now allowed by CUP under a revised ordinance. The requirements <br />for the permit are as follows (staff comments inserted in italics): <br />G. Open and Outdoor Storage as an accessory use, provided that: <br />1. The activity of outdoor storage shall require a separate business license <br />issued by the City of Little Canada. The applicant will have to obtain this <br />license. <br />2. The storage area in question occupies an area no greater than sixty percent <br />(60 %) of the gross square footage of the subject parcel. The site plan <br />shows up to 70% of the site behind the fence line. However, the aerial <br />photo shows that the rear 40 feet of property is in green space, <br />separating the water works property from the edge of the paved storage <br />
