section). The screening is provided by landscaping materials. The chain <br />link fence is for security — not screening. <br />11. Waste or recyclable material shall be contained in a refuse container. All <br />such containers shall be stored within a screened enclosure within the rear <br />yard of the property. The site plan does not detail the location of waste <br />containers — this requirement shall be a condition of approval. <br />12. The storage area shall be paved with asphalt, concrete, or other material <br />approved by the City Council. This condition is met. <br />13. The storage area shall not occupy any space required for conformity to the <br />parking regulations of the Zoning Ordinance. There is substantial <br />parking area in front of the proposed storage area on the site. <br />14. The property, including buildings and exterior site areas, shall comply <br />with all applicable fire codes. The fire chief should comment on <br />compliance with this regulation. <br />15. All lighting shall be hooded and so directed that the light source shall not <br />be visible from the public right -of -way or from neighboring residential <br />uses, and shall be in compliance with Section 903.020.1 of the Zoning <br />Ordinance. The site plan does not detail the layout of the site lighting — <br />this requirement shall be a condition of approval. <br />16. All other provisions and requirements as deemed necessary by the City <br />Council. <br />17. The applicant complies with the provisions of Section 921 of the Zoning <br />Ordinance. <br />Summary and Recommendation <br />As noted, the site appears to comply with the dimensional requirements of the new <br />ordinance. However, there are some requirements that will need further verification. As <br />a result, planning staff recommends approval of the CUP amendment as submitted, <br />only with the following conditions: <br />a. The applicant verifies compliance with the storage mobility requirements in <br />paragraph 5. <br />b. The applicant verifies compliance with the storage layout requirements in <br />paragraph 7. <br />c. The applicant verifies compliance with the height requirements in paragraph 8. <br />d. The applicant verifies compliance with the waste handling requirements in <br />paragraph 11. <br />e. The fire chief comments on fire code issues in paragraph 14. <br />f.
