property owner may wish to apply for a variance to allow the current fencing to remain <br />on site. <br />Staff made the property owner aware that the designated parking will need to be <br />established with both striping and curbing. Based on the use of the site and building size <br />9 spaces would be required. <br />In addition, staff did review Quality Restoration for prior code enforcement concerns within the <br />last year. Staff is not aware of any complaints and /or code enforcement violations on the site. <br />Since their use is grandfathered in from Frattalone Excavating's prior use, there are no specific <br />standards in place for the outdoor storage. Staff would like to point out that some of the outdoor <br />storage does exceed the fence height and therefore is not screened from the right -of -way. This <br />was a requirement in the old code (Section 914.040 D.2) and is still in the new I -1 zoning code. <br />Based on the inspection yesterday, staff recommends approval of Quality Restoration's Off -Site <br />Outdoor Storage Interim Use Pe, niit for 3164 Ryan Lane. Staff recommends a one year 1UP to <br />allow staff enough time to review both their prime season and off season storage needs. <br />Staff recommends denial of Auto Recovery CUP based on the fact that need for outdoor storage <br />of clips of vehicles is not allowed in I -1 zoning. <br />
