MINUTES <br />PLANNING COMMISSION <br />JUNE 12, 2008 <br />AMENDMENT <br />TO PUD — <br />3225 COUNTRY <br />DRIVE — <br />CARL JOHNSON <br />requirements. The Planner indicated that the revised site plan satisfies all <br />the issues raised in his report. He further noted that the outdoor storage area <br />complies with the 60% maximum and is actually at 57 %. <br />Barraclough recommended approval of the Conditional Use Permit <br />providing for outdoor storage of vehicles, equipment, and job materials for <br />3176, 3178, and 3180 Ryan Lane as requested by Russ Fischer subject to <br />compliance with the recommendations of the City Planner as outlined in his <br />report dated June 6, 2008 and the recommendations of the Fire Marshal as <br />outlined in his report dated June 11, 2008. <br />Motion seconded by Pechmann. <br />Motion carried 5 — 0. <br />Carl Johnson, Drywall Supply, appeared before the Commission <br />requesting approval of an Amendment to PUD Permit allowing for the <br />expansion of an existing metal building using similar materials to provide <br />for new office and restrooms as well as increase warehouse space at <br />3225 Country Drive. Johnson reported that he presently has office space in <br />the front building along Country Drive. That building has been sold to <br />Midwest Gymnastics, and he has to relocate his offices within the next few <br />months. Johnson noted the there are two buildings behind the front one, <br />and the improvements he is proposing are for the furthest building to the <br />back. That building currently has no office or restroom facilities. Johnson <br />reported that his plan is to renovate the building adding the office and <br />restroom space right away. The two additions of the warehouse space will <br />occur later. <br />Duray asked about the materials that would be used on the building, noting <br />the City Planner's comments that the lap siding proposed is more residential <br />or business in character. The Planner recommended masonry and <br />EIFS /stucco as being more typical of an industrial installation. <br />Johnson reviewed the materials proposed for the front of the building that <br />will be the office area. Johnson indicated that the lower band is a hardy - <br />board lap siding, however, that could be replaced with a brick veneer. The <br />second and third band of siding is a vertical hardy -board siding, and the <br />gable area is shakes. <br />Barraclough asked about the hardy board siding. The Planner indicated that <br />it was a durable material, but indicated that the lap siding has a residential <br />or commercial look. The Planner felt that vertical panels of this same <br />material would have a more industrial look. The Planner stated that he did <br />not have a problem with the material, just the look of the lap siding. <br />- 3 - <br />
