MINUTES <br />PLANNING COMMISSION <br />JUNE 12, 2008 <br />Johnson again indicated that he was agreeable to replacing the lap siding on <br />the lower band with a brick veneer. Vertical panels would be used in the <br />second and third bands of materials to provide the more industrial look. <br />Duray asked about the percentage limitations for metal. The City Planner <br />noted that the property is zoned PUD, therefore, there are no specific <br />standards for building materials. He noted that he referenced the material <br />standards for the Business and Industrial Districts in his report for <br />comparison purposes. The Industrial standards allow an expansion of up to <br />25% of the floor area without the need to upgrade exterior materials. Any <br />expansion beyond the 25% would require the building to meet upgraded <br />material standards. The Planner indicated that the expansion proposed is at <br />60% of the floor area. Therefore, the Planner felt it reasonable to <br />accomplish some material upgrades. He noted that most of the building is <br />not visible from the street, so upgrading the portion of the building that is <br />visible seemed reasonable. <br />Johnson stated that he was agreeable to the first band of materials on the <br />front portion of the building being upgraded to brick veneer, the second and <br />third bands vertical hardy -board siding, and the gable section shakes. <br />The Planner noted that the warehouse addition will be on the south of the <br />building and will not be visible from the street. Therefore, metal siding was <br />acceptable. <br />Johnson pointed out that the enhanced office area he just described is the <br />only portion of the building that will be visible from the street. <br />Duray asked about parking. The City Planner indicated that the 35 parking <br />spaces proposed are more than adequate for this building. He noted that the <br />majority of the building is warehouse space, which does not generate much <br />parking demand. <br />Duray asked about a screening and landscaping plan. The Planner indicated <br />that he asked that this plan be submitted prior to final occupancy of the <br />building. Again, the site is not visible from the street, but the Planner <br />wanted a landscape plan on record for documentation purposes and to <br />ensure that there is complete ground cover. Johnson indicated that he <br />would submit a landscape plan to the City Planner. <br />Duray asked what Johnson's construction schedule is. Johnson replied that <br />he would do the office and restroom renovation as soon as possible. The <br />warehouse additions may not occur this year. <br />-4- <br />
