MINUTES <br />PLANNING COMMISSION <br />JUNE 12, 2008 <br />Duray asked what Johnson's plans were for the open storage building. <br />Johnson replied that his plans were to continue to use that storage facility in <br />the same manner as he currently does. He pointed out that this structure <br />provides a good screening mechanism between the union hall and his <br />property use. <br />Duray thought there might be a sunset for the open storage structure, and <br />suggested that its status be researched for the Council meeting. The City <br />Planner did not recollect that there was a sunset for that building. <br />Socha asked about the City Engineer's recommendations for curbing and <br />drainage. The Planner indicated that the recommendations are standard <br />requirements of the Zoning Ordinance. <br />Johnson reported that his engineer has submitted additional drainage <br />information to the City Engineer in response to his report. Therefore, <br />drainage issues raised by the City Engineer will be addressed. With regard <br />to curbing, Johnson stated that he did not want to install curbing between <br />the two buildings. He indicated that curbing in this area would cause water <br />problems, trapping run -off from the roof behind the curb and forcing it into <br />the buildings. Johnson pointed out that the level of the curbing would be <br />higher than the building floor. Johnson stated that he did not want to gutter <br />the buildings, indicating that he has had problems with gutters on metal <br />buildings in the past. Johnson stated that he did not see the purpose of the <br />curbing in this area. <br />The City Planner reported that the City Engineer is quoting the code. He <br />noted that the curbing requirement around the building is to protect the <br />metal building from vehicles running into it. The Planner agreed that the <br />building floor would be higher than the curbing, and this would be a <br />problem. The Planner suggested that concrete or steel posts may be a <br />solution to protecting the building. The Planner stated that curbing in the <br />parking lot areas was necessary. <br />Duray suggested that Johnson and his engineer work with the City Engineer <br />to address the issues he has raised. Duray felt that the plan presented was a <br />nice upgrade to the building. He recommended that the materials used on <br />the lower band of the building be changed to the veneer brick as indicated <br />by Johnson. <br />Duray recommended approval of the Amendment to PUD Permit allowing <br />for the expansion of an existing metal building using similar materials to <br />provide for new office and restrooms as well as increase warehouse space at <br />3225 Country Drive as proposed by Cad Johnson, Drywall Supply, subject <br />to compliance with the recommendations of the City Planner as outlined in <br />his report dated June 6, 2008, with the additional condition that the lower <br />-5- <br />
