The <br />CUPs are also necessary to locate those detached accessory buildings closer to the <br />front lot line than the rear building line of the principal structure. The request includes <br />the construction of a 20 x 14 accessory building used for storage followed by the tear <br />down and replacement of an existing detached garage with a 2 story detached garage <br />with basement. The subject property is located at 620 Keller Parkway and zoned R -1, <br />Single Family Residential District. <br />ANALYSIS <br />Number of Accessory Buildings. Section 903.020 D. 5. of the Zoning Ordinance <br />allows a single family lot the following number accessory structures: <br />® 1 garage structure detached or attached <br />• 1 recreational building of no more than 160 square feet <br />▪ 1 accessory shed (120 square feet or less) <br />As proposed, the applicant is requesting two detached accessory buildings, exceeding <br />the Ordinance square footage limitations of 1,500 square feet. Total square footage is <br />shown to be approximately 1,547 square feet. To meet the Ordinance requirement the <br />applicant would need to reduce the size of one of the detached accessory buildings by <br />at least 47 square feet. <br />
