The subject site <br />overlays 1.3 acres of land located south of County Road B2 and east of Edgerton <br />Street. <br />The property is presently occupied by two single family dwellings (upon adjoining lots). <br />It is the intention of the applicants to replat the property into three single family <br />residential lots, resulting in a third lot upon which a new single family residence would <br />be constructed. <br />The subject site is zoned R -1, Single Family Residential. <br />Analysis <br />Zoning /Land Use. The proposed subdivision consists of three single family residential <br />lots, two of which are occupied by existing homes The subject site is zoned R -1, Single <br />Family Residential which lists "single family detached dwellings" as permitted uses. <br />Thus, the proposed use is consistent with applicable zoning ordinance requirements. <br />Lot Area and Width.
