As shown above, all lots exceed applicable R -1 District lot area and width requirements. <br />New plats (typically those creating three or more new buildable lots) are required to <br />have 11,000 square feet of area. However, since this project is only creating a single <br />additional lot, the standards relating to full plat requirements may be waived. Staff <br />asked the applicants to meet the plat requirements in this case due to the need to <br />located and identify pipeline impacts — the ordinance provides for waiving of certain <br />platting procedures for subdivisions that create no more than one new building site. <br />Setbacks. According to the subdivision ordinance, no lot may <br />be designed that includes any buildable area within fifty (50) feet from the edge of any <br />pipeline easement. The buildable areas depicted upon all lots comply with this <br />requirement. <br />The City also has policy of requiring a 60 foot by 60 foot buildable area in areas affected <br />by pipelines. As noted in the Engineer's report, there is no pipeline easement on this <br />property. Staff has asked the property owner to provide for a setback into his property <br />that would serve as a pipeline setback of more than 50 feet. Even with this standard, <br />the buildable area of the lot exceeds the 3600 square feet recommended by the <br />Pipeline Setback Policy. <br />Easements. As shown on the preliminary plat, a 10 foot wide sewer easement is <br />proposed along the east side of Lot 2. Such easement will accommodate a sewer line <br />extension from County Road B2 to serve proposed Lot 3.
