The applicant is proposing to remove the existing strip retail and <br />gas station located on what is currently Lot 1 Block 1 of the Centre Place Plat and <br />construct a new 13,013 square foot CVS pharmacy building. The project includes an <br />amendment to the current CUP -PUD, vacation of drainage and utility easement, a plat, <br />and site and building plan review. <br />ANALYSIS <br />Comprehensive Plan. The subject site is identified for commercial development in the <br />Comprehensive Plan. Surrounding land uses include a pet clinic to the east, Rapid Oil <br />to the north and a convenience gas station to the south. The following are goals <br />identified in the Comprehensive Plan associated with the area: <br />■ Maintain and promote balanced commercial development and activity which is <br />viable and responsive to the needs of the surrounding market area. <br />■ Develop a cohesive land use pattern which ensures compatibility and <br />functional relationships among activities. <br />The proposed project appears to be consistent with the aforementioned goals. The <br />pharmacy /general retail store is an appropriate commercial use in that it provides a <br />service to the nearby residential market. <br />
