The preliminary plat is to be revised to include the new location of the drainage <br />and utility easement. <br />3. An island shall be added to the center parking lane of the northern lot as well as <br />a curbed bump -out extension at the southwest corner of the northern building to <br />identify the boundaries for better circulation. <br />4. The applicant shall submit a revised site plan identifying the parking and <br />circulation patterns for both commercial lots. <br />5. The applicant shall provide an elevation of the retaining wall from the east. <br />Additional landscaping may be required to provide a better buffer. <br />6. All lighting shall be hooded. <br />7. A photometric plan shall be submitted showing all lighting along the east side of <br />the building and around the cardboard compactor /trash enclosure area. <br />8. MPCA and any other permitting required are to be received and abided by. <br />9. The yellow shown in the elevation plans shall be lightened to more of a beige <br />color. <br />10. Final grading and drainage plans are subject to City Engineer approval. <br />11. Final Plat approval. <br />pc.
