Ilf[RIO( CI-ASSOCIATES <br />July 16, 2008 <br />File No. 120115E -0240 <br />Honorable Mayor and City Council <br />City of Little Canada <br />515 Little Canada Road East <br />Little Canada, MN 55117 -1633 <br />SUBJECT: CVS PHARMACY <br />CITY OF LITTLE CANADA <br />Tali HORTU <br />Dear Mayor and Council Members: <br />We had previously prepared a comment letter for the proposed CVS site to be located at the <br />intersection of Rice Street and County Road C for the Planning Commission. Based on the <br />questions raised at the Planning Commission meeting we are providing some additional <br />comments and clarifications for the Councils consideration. These comments are based on a <br />meeting with Jon Lennander with Velmeir Companies. <br />Traffic Circulation <br />There were a number of concerns expressed at the Planning Commission meeting regarding <br />the impact of moving the new CVS building closer to the existing north building and its effect on <br />traffic circulation through the site, particularly delivery truck traffic. There are two points to this <br />concern, the first is the narrowing of the distance between the two buildings and the second is <br />the delivery point for the new CVS building and its impact on the drive aisle between the two <br />buildings. <br />The overall distance between the two existing buildings on site consists of a row of 20 -foot deep <br />parking stalls and a 29 -foot drive aisle for a total distance of approximately 49 -feet. The <br />distance between the new CVS building and the existing building to the north was originally <br />proposed as 30 to 31 -feet. This distance included a 27 -foot drive aisle and a varying width <br />boulevard along the north building of 3 to 4 feet; the parking stalls have been removed. In <br />discussing the access with Mr. Lennander we indicated that we would like to see an additional 3 <br />to 4 feet of width between the buildings and the installation of a curb and small boulevard along <br />the new CVS building as well. The intent would be to provide a minimum of a 29 -foot drive aisle <br />to match the existing drive aisle and also provide for curbing along side of both buildings. <br />In speaking with Mr. Lennander it is our understanding that deliveries to the new CVS building <br />will be delivered to the west side of the building and enter the building from the doors facing <br />west on the northwest corner of the building. Any truck parking that occurs would be on the <br />west side of the building and he will be providing a circulation drawing with turning radii to prove <br />the functionality of the design. <br />Z: \PROJ \120115E - CVS \Ilr - 071608 - CC.doc <br />
